SO – IL, Tankhouse, and GUBI unveil 9 Chapel, a new landmark tower for downtown Brooklyn

Not far from SO – IL and Tankhouse’s 450 Warren, which opened in 2022 to tremendous fanfare, is 9 Chapel, another residential building from the Brooklyn-based architects and real estate group. 450 Warren bucked the trend of quantity-over-quality value engineering in contemporary multi-family housing to reveal that generous communal spaces, lofty corridors, and high-quality materials sell even if it means giving up a few extra square feet inside units.

9 Chapel will rise 14 stories on the corner of Chapel and Jay Streets and contain 27 units. SO – IL and Tankhouse are realizing the project, for which construction is underway, with GUBI, a product designer.

“We proudly present 9 Chapel, our second multifamily venture in Brooklyn,” said Florian Idenburg, cofounder of SO – IL in a press release. “In collaboration with Tankhouse, our shared ambition to reshape urban living remains firm. Leveraging the particular characteristics of this site, we introduce an innovative concept: a collection of homes dynamically connected with their surroundings. This presents an exceptional and vibrant approach to 21st-century living in New York.”

Given its location, the building will be one of the first things many pedestrians notice when crossing the Brooklyn Bridge into DUMBO. Dressed in “an undulating, shimmering skin of perforated lightweight metal,” its materiality will evoke textiles and Lilly Reich drapery, a signature SO – IL move. The building’s loggias and cavernous spaces are reminiscent to those at 450 Warren.

“9 Chapel is a building made of spaces that blur the boundaries between indoors and out, full of air and light. It is in these transitional spaces that the GUBI Collection comes to life – pieces that were conceived precisely for settings such as this, where interior and exterior meet and merge,” said GUBI’s Chief Brand Officer, Marie Kristine Schmidt.

The development will offer one-, two-, three-, and four-bedroom homes. Each residence will be designed like a corner unit with at least two exposures and gracious picture windows offering views of Brooklyn. The homes will also be equipped with multiple expansive outdoor spaces according to SO – IL. The architects claim 9 Chapel distinguishes itself from other towers with its open-air terraces that serve as front porches, offering outdoor rooms that can be enjoyed year-round, an unprecedented amenity for a high-rise building. According to Tankhouse, pricing for a one-bedroom will start at $1 million.
